The villa
Where is The Fairway Villa located?
The villa sits in Beverly Place, on the Mexico–San Fernando boundary in Pampanga, fronting the golf course. It's about 15 minutes from the City of San Fernando, 20 minutes from Angeles City, 40+ minutes from Clark International Airport, roughly 1 hour 15 minutes from Manila and 2 hours 15 minutes from NAIA.
How many guests can stay?
Three bedrooms, sleeping up to 15 guests, with a 12-seater dining table for larger groups. There is no extra-guest fee.
Is there a private pool?
Yes — a private saltwater pool lined with Sukabumi stone, a jacuzzi, a BBQ grill and an outdoor dining deck looking out over the fairway. Children must be supervised by an adult at the pool at all times.
What amenities are included?
A saltwater pool and jacuzzi, a fully-equipped kitchen, 12-seater dining table, videoke, smart TV, air-conditioned bedrooms with fresh linens, fast and reliable WiFi, and free on-site parking. Bath towels, soap and shampoo are provided.
Booking & stay
How much does the villa cost per night?
Rates are per night for the whole villa. Weekday nights (Sunday to Thursday) are from ₱15,500, Friday and Saturday nights are ₱20,000, and major holidays are from ₱25,000 with a 2-night minimum. There is no extra-guest fee.
How do I book the villa?
Book on Airbnb, or message us on Messenger to book direct. Direct bookings don't need a credit card — pay by GCash, Maya or bank transfer (no cash). Airbnb's total is usually higher once its fees are added.
How does direct booking work, and what if I need to cancel?
To hold your dates, you pay a ₱5,000 refundable security deposit on top of the rate. The full rate is due 24 hours before check-in.
Cancel at least 2 weeks before check-in and the deposit is refunded. Cancel within 2 weeks of check-in and the deposit is forfeited. Bookings made on Airbnb follow Airbnb's own terms.
What are the check-in and check-out times?
Check-in is from 3:00 PM and check-out is by 10:30 AM. Earlier or later times can sometimes be arranged on request. See the full house rules for details.
Is the villa good for events and large groups?
Yes. Guests regularly book for birthdays, family celebrations, team offsites and strategic-planning sessions. The open living and dining areas, pool and BBQ deck are built for gatherings.
Events are part of an overnight stay: up to 10 day visitors can join your overnight guests, outside caterers are welcome and official receipts are available. Please keep sound down from 10 PM. More on our Events page.
Is there a caretaker on site?
Yes — our caretaker, Kuya Tony, helps with check-in and any questions during your stay. Optional caretaker assistance for washing or BBQ help is ₱500 per day, paid directly to the caretaker.
Practical details
Are pets allowed? Can I smoke?
Pets are not allowed. Smoking is not permitted inside the house, but you're welcome to smoke in the outdoor areas.
Is parking and EV charging available?
Free parking is available: one car fits inside the property and up to five more can park out front. There's no dedicated EV charger, but standard outlet access can be arranged for ₱750 per stay, payable via GCash.
What happens if the power or water goes out?
The villa has water storage, and a battery keeps the lights and internet running during an outage.
How far is the airport and Manila?
Clark International Airport (CRK) is a drive of 40+ minutes (35 km). Manila is roughly 1 hour 15 minutes away (70 km) via the NLEX, and NAIA is about 2 hours 15 minutes.
